Description The land for sale is located between the Aurelia and the bike path
The area is accessible from the Aurelia by designing and building two ramps (one access and one exit) that would allow the entrance coming from San Remo and the exit towards Imperia.
The area of land that is still agricultural is about 4700 square meters and is completely flat.
What can be built?
Precisely because of its still agricultural nature and being located in a residential area, it is possible to change the land use plan while maintaining a commercial, sports or service use.
By means of a SUAP* (Single Point of Contact for Productive Activities) project.
Or by means of Regional Law November 29, 2018, no. 23
Both procedures can be adopted by professionals for planning on this land.
To give examples, one can design:
An RSA (nursing home)
A specialized medical center (the project has already been studied and is in the 80% draft stage)
A hotel or residence (the design has already been studied and is in the 80% draft stage)
There is no maximum sq m that can be built but there are image constraints, in fact, the administration wants the visual impact from Aurelia to be minimal.
What is the time frame for the design?
The SUAP project needs two months of study, proposals by the professional to the developer and submission of the draft to the administration, 15 days to one month for the elaboration of the drawings to be filed with the administration through the SUAP portal.
From the filing of the project with the technical office, considering that it needs building commission/conference of services and acceptance Superintendence of Genoa, the time required for approval of the project is about seven months.
Since the building commission/conference of services give approval on the architectural design (architect designer) one could send the project to the engineering firm for structural design (engineer) which takes about two/three months for preparation and filing.
